Happy Days was completed in 2020. On the property there is a 4,700 square foot Main House and 1,600 square foot Guest House. Each house comes with a fully equipped kitchen and outdoor grill. A complimentary continental breakfast buffet awaits guests each morning in the Main House kitchen. Guest bathrooms are stocked with amenities and fresh towels daily. Daily housekeeping ensures the comfort of guests. Each home was designed for both comfort and functionality. The interior furniture can be arranged for large group seating and meals, or into smaller more intimate meeting or gathering spaces based on guest needs.

Sustainable Design

Smart Thermostat

Happy Days heating and cooling is controlled by Nest learning thermostats. Compared to traditional thermostats they will save about 10%-12% of heating usage and about 15% of cooling usage in homes with central air conditioning.

Durable Turf

Happy Days chose Kentucky Blue grass for its beautiful color and density along with its tolerance of full sun and durability. The turf is watered with well water collected at the property.

Insulated Windows

The stunning Sierra Pacific doors and windows at Happy Days are insulated for energy savings no matter what the season. R-value, an insulating material's resistance to conductive heat flow is measured or rated in terms of its thermal resistance or R-value. The higher the number the better. The Main House exterior walls at Happy Days are R-33 (including the R-3 ZipR continuous exterior insulation). The roof is R-60 (including the R-19 blown in cellulose that is above the ceiling).

Passive Solar

Happy Days used Passive Solar studies to help the design and build the home. The architectural design allows the south sun to shine into the large windows and take advantage of the lower winter sun while roof overhangs are positioned to block the higher summer sun from reaching into the house.

Metal Roof

The roof of the homes at Happy Days were built with real metal roofing. Metal roofing is significantly more environmentally friendly than other roofing materials. Metal roofs not only contain 35-95% recycled material, but they can be recycled repeatedly over their lifetime.

Solar Panels

On the roof of the Main House are solar panels for offsetting the energy use of the property. Among all the benefits of solar panels, the most important thing is that solar energy is truly a renewable energy source. It can be harnessed by the sun and is available every day.

Radiant Floor Heat

Happy Days is heated through a gas fired, hot water in floor radiant heat system. Hydronic systems are more efficient than other methods, like electricity-dependent systems, and can cost up to 70% less to operate.

Zen Design

Zen design embodies this minimalist philosophy, making use of natural materials, patterns of light and space, and elimination clutter. A Zen home is meant to be relaxing, peaceful, visually balanced and appealing. Happy Days uses large open spaces to create energy flow and remove obstacles.
